A deed of trust buyer is an individual or company that buys deeds of trust from people or companies that are currently holding the deed of trust. The most common situation where you will find a deed of trust buyer is when you are holding a deed of trust and want to sell it. For instance, you may have property that you sell to an individual. The individual doesn't want to go through a bank or lending institution so the two of you work out a transaction together. Both of you sign loan agreements; have them notarized and the buyer makes payments to you. You become the holder of the deed of trust until the loan is paid in full.

The buyer may be having difficulties making payments on time, putting you in the position of being bill collector and collecting late fines. Many individuals become very uncomfortable in this role and choose to try to sell the deed of trust to a deed of trust buyer. You can also find a large variety of deed of trust buyers online as well. You'll have no trouble finding a surplus of deed of trust buyers. It's important to check out the credentials of the one you choose to buy your deed of trust. Some of them may buy the entire deed of trust, while some may also buy just part of it if this is how you want it handled. There are some factors that you should look for when choosing a deed of trust buyer.

A responsible and reputable deed of trust buyer will do most of the work for you, often acting in the role of a mortgage broker, leaving you with little to do besides collect the money. The deed of trust buyer should have experience in title work, appraisals, nonconforming documents, nonconforming documents and nonconforming debtors.
